Veteran’s Sacrafice

Yesterday was Veterans Day and I saw this quote and wanted to share it.  Whether you’re religious or not, you will appreciate the part about Veterans.

“Only two defining forces ever offered to die for you,

Jesus Christ and the American soldier.

One died for your soul,

the other died for your freedom.”

Homeless Veterans Resources

President Obama and Secretary Shinseki are working on a 5 year plan to end Veteran Homelessness by 2015, and one of the programs available through the VA  is transitional housing.  You can read about this program, and the HUD/Vash program that is a major effort by both the VA and the Housing Authority to house Veterans in permanent, safe housing they can afford.  Homeless Veterans Resources is an article I wrote to help Vets like myself that might have found themselves needing a helping hand.

Even if you’re not a homeless Vet you might know someone that can use these resources.  There is a click button on the article that lets you click to feed the homeless, and there is also a resource to buy some of the items those living on the streets might need.

Home Buyers Credit: tax info for 2010 filings

I got a call from a client that bought his home last year wanting to know if he qualified for the tax credit.   He was unsure of when he signed his contract (they had to be signed before May 1, 2010).

After receiving this call I figure others might also question if they are eligible, so here’s a good article explaining who is and isn’t eligible.  It also explains why people that bought in 2008 and used the First Time Buyer Tax Credit will now have to start paying it back.

It’s important to note that only the 2010 Tax Credit doesn’t have to be paid back.

Prospective Client Doesn’t Think REALTORS Want Business

Yesterday I got an email from someone that I had spoken to about a month ago.  He had called me about something I had written about in one of my Real Estate blogs, then I received this yesterday.  I laughed at his assessment of how REALTORS spend their time.

Opportunity Waits for No One Including REALTORS

Opportunity Waits for No One Including REALTORS

Apparently this prospect had been trying to write an offer, and was frustrated when he found out the house he had wanted went into Escrow that morning, and his offer was never written up.  Here is the email I got (with the address omitted) and a few identifying info changed.

Kathy

Hello again,

We talked sometime ago…..as I said I was in the market for purchase.

Maybe we can do something ……. I was interested in (insert address here).

I was hoping you could tell me if its avail. or has an offer on it or what. I hope you might be able to help.Seems like there is no business realtors are saying but then you want to put a offer in and boy O boy all the excuses come out…..

I got to go to the store ….. my boyfriend of X yrs ago is coming to town and wants to reconnect…… I have to go to the casino and try to make some money…..My mothers dead brothers ex wife cousins brother wants to do dinner………O my dog needs to go to the vet……..O that property is not worth it………. O no there going to be a prison out there not a good buy………..my left rear tire needs air the night you want to write the offer,  maybe Tues night we can do it……..on and on and on……….Maybe you can help…….. I’m over the BULLSHIT

Thanks Kathy, I am pre-qualed ….. Please let me know asap if you think you can help me.

I laughed so hard at this, as yes with the downturn many REALTORS have gotten accustomed to not working the same as they used to, and I really could feel the frustration.  Good thing I also have good people skills because when I called we were able to resolve the problem, and I am writing a back-up offer to the property.
This is the email that I got after our conversation.

Hello Kathy

Was nice to hear from you SO SOON! I look forward to working with you.

Yes, This is a crazy business we’re in…frustrated REALTORS and frustrated prospects.  Have no fear though, there are REALTORS that won’t be in the casino, grooming their dog, have working cars, and already made amends with their old boyfriend!
