Land for Sale in Cabazon CA 50+ Acres Sold

I love it when someone asks do we have any land for sale in Cabazon CA.  I also love it when someone buys land in Cabazon, or Whitewater, because that means they found the land they wanted.  Recently we successfully closed/sold 50+ acres in Cabazon.

Anyone familiar with Cabazon knows where the water tower is and the old John Muir Trail that runs through the San Jacinto Mountains.  This land was by the trail and over the years the owners watched hikers coming off both the John Muir trail and the Pacific Crest National Trail.

People that live in Whitewater or Cabazon usually like living out of the city.  There are several tracks of land available for sale in both Cabazon and Whitewater, and now that the Real Estate Market has improved prices are going up again.

If you have land for sale, you may think that you can sell it for the 2004 prices, but I seriously doubt that will be happening anytime soon.  There are a lot of things to take into consideration when either selling or buying land, but one of the most important is that nothing will sell if someone isn’t willing to buy it.

Location, price, and amenities are only some of the considerations, and for the 50+ acres that sold, one of the considerations was we had to clear some liens.  Several actually, including having to get a Demo Permit to remove the utilities from a demolished home/trailer.

 

It’s worth noting that if you have a mobile on your land, and you get cited to fix it or tear it down, that just getting rid of the structure isn’t enough.  Once you’ve been cited, any liens go with the land.  They don’t go away, and a buyer can’t get clear title until they’re taken care of.  We got our liens cleared, but it took quite awhile.

  • Remember, if you are selling land to tell your Real Estate Agent/Realtor  about any issues, or liens, as soon as possible during the listing.  You don’t want to be doing this stuff during Escrow or you might lose the buyer if they have to wait.  I know, we lost two before this last buyer wanted the property enough to wait!
  • Is there land for Sale in Cabazon CA, or Whitewater CA….yes, there is.
  • Unfortunately Real Estate is NOT a liquid asset. We try to get it sold as soon as we can, but there are no guarantees.

Homeless Veterans Resources

President Obama and Secretary Shinseki are working on a 5 year plan to end Veteran Homelessness by 2015, and one of the programs available through the VA  is transitional housing.  You can read about this program, and the HUD/Vash program that is a major effort by both the VA and the Housing Authority to house Veterans in permanent, safe housing they can afford.  Homeless Veterans Resources is an article I wrote to help Vets like myself that might have found themselves needing a helping hand.

Even if you’re not a homeless Vet you might know someone that can use these resources.  There is a click button on the article that lets you click to feed the homeless, and there is also a resource to buy some of the items those living on the streets might need.

Home Buyers Credit: tax info for 2010 filings

I got a call from a client that bought his home last year wanting to know if he qualified for the tax credit.   He was unsure of when he signed his contract (they had to be signed before May 1, 2010).

After receiving this call I figure others might also question if they are eligible, so here’s a good article explaining who is and isn’t eligible.  It also explains why people that bought in 2008 and used the First Time Buyer Tax Credit will now have to start paying it back.

It’s important to note that only the 2010 Tax Credit doesn’t have to be paid back.
